Please make yourself familiar with our Resident Criteria and Application Process prior to submitting an application. We operate in accordance with the Federal Fair Housing Law and welcome persons of all Race, Color, Religion, Sex, Sexuality, Handicap, Familial Status, or National Origin.

Our Resident Criteria is fair and honest, and will be used to determine your application’s acceptance. Application turnaround is 2-3 business days, depending on how quickly we get the required information from you and your past landlord, as well as other related documents for verification purposes. 

All application fees are Non-Refundable. Properties listed “For Rent” will remain available until the application has been accepted, and the necessary fees have been submitted. Once the application has been accepted and the 1st month’s rent has been submitted, the lease will be sent out for review and signature.

Application Processing Time

We typically process your application on the same day, and it will take approximately 2-3 days to complete the application. In some cases, approval might take slightly longer if we are unable to verify income, or employment.   

Who Needs to Submit an Application

All adult applicants over the age of 18 must submit a fully completed, dated and signed rental application and application fee.

Cost

There is a non-refundable application fee of $45 for the first applicant. Any subsequent individual over the age of 18 years old must submit an application and the application fee for that is $35.

Basic Resident Criteria

Properties are rented to the most qualified applicant. Rental applications are considered on the following criteria:

  • Complete application with no missing information
    This must also include all the required documents mentioned in the application.

  • Income Verification
    Income must be verified in writing and gross household income should total at least 3 times the monthly rent. Applicant(s) must provide two most recent paystubs.

  • Rental History
    Favorable rental history with no evictions within the past 5 years, no record of excessive late fees, property damage, or insufficient/returned payments. Applicant(s) must provide us with necessary information to contact their past landlords.

  • Credit Score: 580 or higher are conditionally approved with additional deposit.

  • Credit History
    Must not contain negative credit reports. Negative records such as landlord judgments, eviction filings/dispossessory warrants, landlord collections, or liens may result in denial of application.

  • Criminal History
    Criminal convictions and/or pending charges may result in denial of application.

If your credit history, rental history, income, and/or employment history does not qualify, you may still be approved but at a higher security deposit amount.

How much is the application fee?

The application fee is $45 per adult and $35 for any occupants 18 years or older.

How is the application fee used?

We wish it didn’t cost any money to apply but the application fee goes towards.

  1. Check credit report;
  2. Check the public records for any past evictions;
  3. Verify your employment;
  4. Verify your previous landlord references; and
  5. Criminal background check (Sexual related offenses are treated the same as violent crimes).
How long will it take to know the status of my application?

A typical application turnaround is 2-3 business days, depending on how quickly we get the required information from you and your past landlord, as well as other related documents for verification purposes.

What if I have a pet?

If you have a pet and the property you are applying for allows pets, we require a non-refundable pet application fee, and pet security deposit as well as proof of vaccines.

What if I have a low credit, or no credit score?

Ideal future tenants should have a credit score of 580  and above, but we also know that life is not perfect and sometimes we might have missed paying a bill or two… or maybe you are just setting up your credit history. We will work with you and consult with you before you apply. Contact us as each scenario is unique.

What if I withdraw before approval?

If you or any co-applicant withdraws an Application or notifies us that you’ve changed your mind about renting the dwelling unit, we’ll be entitled to retain all application fees as compensation for expenses incurred to obtain your credit report and process your application and the parties will then have no further obligation to each other.
